Unlike rents, which tend to rise with time, a fixed-rate mortgage payment is predictable over the life of the mortgage (typically 15 to 30 years). And, when the cost of most everything else is rising, keeping your housing payment stable is especially important.
The alternative to homeownership is renting – and rents tend to move alongside inflation. That means as inflation goes up, your monthly rent payments tend to go up, too (see graph below):
A fixed-rate mortgage allows you to protect yourself from future rent hikes. With inflation still high, when your rental agreement comes up for renewal, your property manager may decide to increase your payments to offset the impact of inflation. Maybe that’s why, according to a recent survey, 73% of property managers plan to raise rents over the next two years.
Having your largest monthly expense remain stable in a time of economic uncertainty is a major perk of homeownership. If you continue to rent, you don’t have that same benefit and aren’t as protected from rising costs.

Thank you so much for your professionalism when selling my former home and with the patience and presistence in helping me find and purchase a new one. This has been my 4th home sale, and 5th home purchase in 30 years and I never felt I'd developed such a trusting, good, relasionship with any of my former Realtors®. You were realistic and honest with me about the market and pricing my home. I knew from past experience that my home was pretty likely to sell quickly because all my fix-it items were done, the house was immaculate, freshly painted, and looked almost like a model home. Right from the get-go we had a couple of offers. Then the offer we accepted couldn't get financing for the appraised value. You were calm and patient. Back and forth we went, finally able to put the deal together. Definitely stressful, selling a house is a BIG thing in life's events, but with your "can do" , realistic, patient attitude you made the deal happen! Then the really stressful part started, finding a new place to live with the hope of not having to rent temporarily and move twice. Unfortunately, that didn't happen and we did have to rent and move twice. The market was so hot for buyers, with low prices and finance rates, that it seemed all the good houses had a couple offers in before mine. We kept searching, it seemed like we looked at least 100 houses. Finally we found the right one for me and here I am 4 months later, loving my new home and neighborhood.
